Uptown Charlotte, 90 Day Sold Condo and Townhome Report, sales above $350k.

Part II of the Uptown Condos Sold Report,  yesterday’s post for Condos Sold under $350,000, and today, the market for over $350,000 has been hopping as well.  Check it out …

15 Uptown Charlotte townhomes and condos over $350,000 have been sold in the last 90 days as reported in the MLS.  The median sale price being $561,579, with a maximum over $1,500,000, and an average of 1756 square feet.  Days on market (DOM) ranged from 9 to 448, with an average of 131.

In 2007, during the same 90 days, there were 29 Uptown Charlotte townhomes and condos sold over$350,000.  The median price was $473,575, with a maximum of $870,000, and an average of 1335 square feet.  DOM averaged 96, ranging from 1 to 482.

The difference from the past year shows a 48% decrease of sales activity in Uptown Charlotte.  And, a 20% increase in median condo and townhome prices.

Conspicuously absent is The Vue, the 51 story high-rise that is coming out of the ground -10 stories so far- The Vue works with us Agents but doesn’t use the MLS- my sources tell me they had a good 90 days as well (selling 6, in the 500k and up range)

Uptown Charlotte recent sold townhomes and condos under $350k, sales activity from the last 90 days. 

Uptown Charlotte is still an active area despite the desperate conditions of the real estate market in other parts of the country.  New residential condos are going up and buyers are still around.  They enjoy the perks of being within walking distance from Uptown, with a great neighborhood feel.

In the past 90 days, 20 Uptown Charlotte townhomes and condos under the $350,000 price point have been sold.  The median sale price being $224,134, with a minimum of $160,000, and an average of 928 square feet.  Days on market (DOM) ranged from 1 to 196, with an average of 90. 

In 2007, during the same timeframe, there were 51 Uptown Charlotte townhomes and condos sold under $350,000.  The median price was $242,557, with a minimum of $146,000, and an average of 869 square feet.  Days on market averaged 80, ranging from 1 to 488.

The difference from the past year shows a 61% decrease of sales activity in Uptown Charlotte.  Also, a 13% decrease in condo and townhome prices.

Uptown Charlotte Condos Best Buys Under $250,000

Charlotte NC Real Estate As most of you know, despite the general slowdown in real estate,
and the canceling of ac ouple very expensive projects, Uptown Charlotte
is currently experiencing a condo boom with many new high-rises under
construction.  There are currently 49 Uptown Charlotte condos for
sale for under $250,000, but more than $200,000.

Two stood out above the rest as best buys and I describe them below, and explain why I think they are best buys for $$.

The Avenue CondominumsThe
Avenue. If you are an amenities person this condo may be for you.
Located at an ideal location on Church St the condo is one bedroom, one
bathroom condo on the 18th floor of The Avenue Condominiums.
Although the condo is a bit short on space (800 sqft heated), it offers
a beautiful view, a convenient Uptown location and the bountiful
extras.  Amenities at The Avenue include a large workout area,
clubhouse (with bar), an outdoor pool, a media area, and a outdoor
engtertaining area (includes chairs, large TV, and fireplace).St Peters Condos

For those who like older buidling, and do not need all the amenities
offered (and charged for)  at  The Avenue low-rise is more
your style,  St. Peters is an excellent option.  The condo
for sale in the St. Peter’s complex has a large (approximate) 900 sqft
of heated living space.  A live-large condo it also includes a
renovated sun-room, new granite counter tops and appliances.

Charlotte NC Charlotte is currently experiencing a residential boom with almost a
dozen condominium high-rises under construction.  The area is
poised to triple the number of people living in Uptown Charlotte in the
next ten years.   Uptown Charlotte is divided into four
areas,  called wards.

The 1st Ward has become some of the most desirable
real estate in Charlotte.  The 1st Ward is currently home to
ImaginOn (award winning children’s learning center), the Levine Museum
of the New South, and the Mint Museum of Craft and Design. Though the
Mint will move to the new Wachovia complex, 1st Ward is adding a UNCC
classroom, a 32 story Bank of America building and the Ritz Carlton–
to name just a few of the  1st ward projects underway.  The 2nd Ward
in Uptown Charlotte is the government district and is also the where
the NASCAR Hall of Fame is being built.  The EpiCentre, being
built on the site of the old convention center, adds major retail to
the area, another hotel, and ultimately another high-rise condo. Donald
Trump has looked at 2nd Ward locations and the city is attempting to
engineer a landswap for prime 2nd Ward property.  The 3rd Ward
in Uptown is home to Bank of America Stadium and the Carolina
Panthers.  Also in the 3rd Ward is Johnston and Whales Culinary
University.  The massive Wachovia center is a block square, and
will house a 50 story office buiding, a 50 story condo and 2 museums.
There are currently multiple residential projects underway as well as a
$200 million transportation hub along the Norfolk-Southern
Railway.  The 4th Ward is primarily residential
condos and Victorian homes.  There are several high-rise
condominiums under construction in the 4th Ward.

There were 44 condos sold in Uptown Charlotte this year, in the
month of July.  Only 34 condos were sold in July of 2007.
The condos sold last month in Uptown Charlotte are broken down below by

There were 16 Uptown Charlotte condos sold for under $250,000

There were 15 Uptown Charlotte condos sold for under $400,000, but more than $250k

There were 12 Uptown Charlotte condos sold for under $700,000, but more than $400k

There was 1 Uptown Charlotte condo sold for more than $700,000
