There are 4 homes for sale for OVER $3,000,000.
Yes that adds up to 32 homes for sale— sounds like a lot, but really, not so much, with a one-year build time and 23 MLS sales in the past 18 months. Also-there are at least the 5 price point-customers shown above— in other words, each market has a good selection, but not an enormous selection, if that makes sense.

Village homes- built smaller and on smaller lots, elegant custom from $1.2-1.8. Custom Estate Home prices start from 1.5M and range to over $3M and there isn’t an established top end. There is one home that is in the $8-10M range- it is under contract and construction; in the last year, 2 homes have sold over $3M, and 5 over 2M.

Prices Up

Charlotte Home Prices Increase 2.3% in 2007

In the face of a deepening national crisis in housing, Charlotte NC home prices led the country in home price appreciation in 2007 with average home prices increasing 2.3%, followed by Portland at 1.2% and Seattle at .5%.  The other 17 markets tracked by Case Shiller for Standard and Poors, fell dramatically,  with Miami, Las  Vegas and Phoenix "leading" in price drops in the mid teens for December 2007. The overall market showed a 9.8% decrease in housing prices in the 4th quarter of 2007.

As it has through all of 2007 and 2006, the Charlotte real estate market has bucked the national trends. Our modest 2007 price increase was in the face of a 13% drop in demand, as we sold 13% fewer homes and condos... and prices in Charlotte still went UP. 

I think there are 3 reason for this:

1st is the city's overall affordability: by any index, Charlotte is one of the most affordable major metropolitan areas in the nation. Housing prices? Yes. Insurance costs? Yes. Taxes? Yes. Our home prices never ran up the way some did in the lat 1990's and early part of this decade- just steady appreciation, year in year out.

2nd-What do Portland, Seattle and Charlotte have in common? Robust local economies that are adding jobs faster than the nation's anemic job growth. Housing economists know that job creation increases housing demand-- the rule of thumb, for every 2 jobs created, you'll need one house.

3rd- The steady influx of new people into Charlotte. The Chamber calculates 80,000 people will move to Charlotte in 2008...this on top of the 80,000 that came in 2006.

So, despite the doom and gloom, despite a slowing market, our home values in Charlotte remain strong. Even in the face of a 30% decline in the number of sales in February 2008 vs 2007, it still means 7 out of 10 homes sold. So if you are going to put your home on the market, resolve that it be one of the 7!  Make sure it is in tip top condition, price it right, and use a qualified tech savvy Realtor to list your home.

Myers Park Charlotte NC|Homes for Sale under 700K

Looking at homes in Myers Park for out of town buyers, I took a close look at homes from $599K to 700K

Myers Park is the first suburb due south of Charlotte proper; 100 year oaks line its wide boulevards and it is where doctors, lawyers and bankers have called home for years. In the last 12 months, 181 homes sold in Myers Park and the average price was $923,072, based on a average square footage of 3,161. So homes for Sale under 700K are either a) starter homes or b) ready to be rehabbed. I found some of each.

House in Myers ParkBest Whole House Rehab candidate-

on a street of 1M+ homes, has good lot size, excellent street location at the end of a cul de sac. About 2100 sf, its upstairs has limited headroom. Kitchen and baths have been updated and lives just a block off Selwyn. Walking distance to Queens College, Myers park HS, on a street of $1m+ homes. Priced at $599K, on the market 82 days. I saw 2 others, both on the more expensive side of town, behind Myers Park Methodist- one for 625K, a toal wreck on .13 acre but with "negotiable" sellers and a block over a better candidate at $600K- a bit larger, and much better lot. I believe we could get this one in the $580 range.

Best Starter Home under 700K

Just a short walk to Freedom Park- the perfect place to run, play or fish...thats right fish, and home to the Art Festival as well! This home of about 2000 sf has been completely renovated. Every room is tastefully donebest starter home. Bath's, kitchen family room all have modern conveniences, fixtures and appliances. Stainless and granite in the kitchen, and a much needed master bath addition to this minimalist 1950's floor plan. 7 minutes to Uptown, 7 minutes to Southpark, 25 minutes to the airport- truly in the center of it all. Asking 619-- seems reasonable enough. It compares favorably with a nearby home at $625K, and I had to go to $699 to find something A lot better.  This is the less expensive side of Myers Park, so I'd try around 600K.

I'll report on the upper price ranges later in the week. I'm also working on some appreciation comparisons by street... there is quite a difference in Myers Park. I'm also getting very busy- so there may be more time between posts. I'm negotiating 4 contracts including one at 2M--I'll keep you posted.

What is RSS, and RSS Hugger?

If you don't know RSS, then you just aren't getting all you can from the Web. That simple. RSS, or Real Simple Syndication,  allows you to choose your news, exactly the news you want, and then it can be brought to your desktop through the use of RSS feeds. As more and more information comes to the web, the RSS allows you to get the new you want, without what hyou don't want, without having to  search for it all the time.
